You’ve painted over the damp patch twice. It came back both times, a bit bigger. Or there’s a crack above the bay window that you filled last spring, and it has reopened along exactly the same line.

When a repair keeps failing, the repair usually isn’t the problem. The diagnosis is. Somebody treated what they could see, and the cause carried on quietly doing its work. Building defect surveys exist to break that cycle by working out why something is happening before you spend money on fixing it.

What Is a Building Defect Survey?

A building defect survey is a focused investigation into a specific problem with a property: damp, cracking, movement, decay, water getting in. Instead of giving you a broad overview of the whole building, it digs into one issue and tries to establish the cause.

The discipline behind it is called building pathology. It looks at how a building was put together, what it’s made of, how it’s used and what its surroundings are doing to it. A defect rarely has one obvious culprit. A damp wall might come down to blocked gutters, raised ground levels outside, a past repair that trapped moisture, or a mix of all three. Only the full picture tells you which.

How Is It Different From a Standard Property Survey?

The simplest answer is scope and depth.

A homebuyer or building survey looks at the whole property and flags problems for you to deal with. If you’re buying, that’s usually what you want, and ASG’s homebuyer survey in Liverpool is built for that purpose. A specific defect survey is different. It’s a closer look at one known problem, such as a damp wall, a crack or a leak, rather than the whole property. It tends to be quicker and more economical than a full survey, and the report goes much deeper on that single issue.

If you’re buying and the general survey flags something worrying, a defect investigation is often the natural next step. If you already own the property and know where the trouble is, you can go straight to it.

What Does a Building Pathologist Do?

At ASG, the building pathologist is a chartered surveyor with defect-diagnosis expertise. In practice, that means they:

inspect the defect and the building fabric around it
take moisture readings and other measurements where they add value
work out the mechanism actually driving the problem
judge how serious and how urgent it is
recommend what to do next, including specialist input or further testing only where it genuinely helps

That last point matters. A good investigation doesn’t automatically recommend a pile of tests. It recommends the ones that will change your decision.

Which Defects Get Investigated?

The usual suspects, in roughly the order people call about them:

Damp, Condensation and Mould

Damp is the most commonly misread problem in older homes. Rising damp, penetrating damp and condensation can look similar on a wall but need completely different fixes. Paying for an injected damp course when the real issue is a leaking gutter is an expensive mistake, and a surprisingly common one.

Cracking and Structural Defects

Many cracks are cosmetic. Some aren’t. The skill is telling them apart, which depends on the pattern, the width, whether it’s moving and what the building is made of. Where there are genuine structural defects or the structure itself is in question, ASG’s structural engineering service sits in the same practice.

Timber Decay

Wet rot and dry rot both come from moisture. Replacing the rotten timber without finding the water source just resets the clock.

Roofs, Gutters and Water Ingress

Slipped slates, failed flat roofs and hidden gutters are classic sources of persistent leaks. Where the roof is hard to see, drone surveying can get a close look without scaffolding.

Façades and External Fabric

Spalling brick, eroding stone and failed pointing are easy to dismiss as cosmetic until water starts getting through.

Why Local Knowledge Matters for Defect Analysis in Liverpool

Buildings fail in patterns, and those patterns follow local conditions. Liverpool has an unusually varied housing stock, from Georgian townhouses and Victorian terraces to 1930s semis and modern apartments, and each type tends to develop its own problems. Exposed elevations take weather coming off the Mersey. Older sandstone and brickwork age differently from newer materials. A surveyor who sees these buildings regularly reads the signs faster and is less likely to chase the wrong cause. That’s the practical case for choosing defect analysis in Liverpool from someone who works here.

How Does the Investigation Work?

ASG’s process runs in five stages:

You describe the symptoms. What you’re seeing, where, and for how long. Photos help.
A desktop review. The surveyor considers the property’s age, construction, history and any earlier reports or repairs before visiting.
Site inspection. A close look at the defect and the surrounding fabric.
Root-cause diagnosis. Identifying the mechanism behind the problem and how urgent it is.
A written report. What’s wrong, why, and what to do next, in priority order.

Cost depends on the property, the defect and the access required, so there’s no one-size price. Describe the problem and ASG confirms a fixed fee before you book.

Why Choose ASG for a Building Defect Survey?

ASG Consulting is a RICS-regulated practice based at 54 St. James Street, Liverpool. The approach is cause first, repair second. The report is written for the person paying for it, not other surveyors, and the practice has related expertise in house: structural engineering, drone inspection, and housing disrepair surveys for tenants, landlords and legal professionals. Owners, buyers, landlords, managers and investors all use the service.

Frequently Asked Questions

What is building pathology?

It’s the investigation and diagnosis of building defects, establishing why a problem like damp, cracking or decay is happening, so repairs address the cause and not just the symptom.

What is a specific defect survey?

A focused inspection of one known problem, such as a damp wall, crack or leak, rather than the whole property. It’s usually quicker and more economical than a full building survey and produces a deeper report on that issue.

Do I need a defect survey or a full building survey?

If you’re buying and want a view of the whole property, start with a survey of the whole building. If you already know where the problem is, a defect investigation is more direct. If you’re not sure, describe the problem and ASG will point you to the right one.

How much does a defect investigation cost?

It varies with the property, defect and access needed. ASG confirms a fixed fee before you book.

Can you look at problems in older or listed properties?

ASG investigates defects in every age and type of property, from Georgian townhouses to new-build apartments.

Fix the Cause, Not Just the Symptom

If something in your property keeps returning, growing or failing, it’s worth understanding why before you pay for another repair. Contact ASG Consulting or call 0151 315 0626 and describe what you’re seeing. If you’re also weighing up a purchase, the residential building surveying page explains the wider options.
